Terrible company. Having to deal with this company was the only bad thing about where we used to live. Always a bad experience, and they always lie.
If you have the option you’re better off maintaining properties yourself because these guys are a money grabbing waste of space

I live in a building managed by Belmont. They are very slow to act, if at all. They have failed to deal with the danger of an electric bike being charged in the building. Even when they put up warning signs on an issue, they do nothing. They cannot inspect the building properly very often as an alarm has been ringing for 4 months in a service cupboard and not attended. Atrocious

Living at a site in Bodmin, we receiver a letter regarding drying our laundry outside, and the fact "it is not permitted". When questioned about this, there was very much an attitude of "because we say so" and if we continue to do so "the matter will be escalated further".
Apparently it's written in the property management agreement that they have failed to provide a copy of.

I’d sooner give them no stars, but alas it’s not an option. My flat became uninhabitable in February 2020, 3 years later with Belmont having been the property managers for two of those, the house is still uninhabitable. They are arrogant, unhelpful, money hungry shysters. To call them cowboys would be insulting to cowboys. Two surveys have now identified the building as the reason for water ingress- they sent a building firm I can only imagine was called Botchit & Legitt in to do the repairs and the inside was left worse than before, even having painted over wet and mouldy plaster board previously agreed to be removed. Their builders used my toilet with no water supply- I was promised a professional clean which has never happened. They had a further report commissioned in September but have still not been forthcoming with the results of this nor any solutions, but are happily chasing me for an increase in my service charge. Avoid at all costs if having a nice, habitable, well managed and dry home is something important to you.

Belmont Property Management recently demanded a £414 one-off payment payable within two weeks for buildings insurance - nearly double the previous year's amount - without providing any evidence or details of an insurance policy or evidence of any competitive quote tendering process.

Giving a 1s star review was the lowest option, they don't even deserve that.
The worst property management company, if not THE worst company in general, I have ever had to deal with. They're an absolute shambles. No matter how many times you report things they're never fixed. They don't get multiple quotes for a job either so there is no promise that quotes are competitive and we end up paying way over the odds. Any work that has been completed isn't even checked that it's been done to acceptable standard.
They're a complete waste of money, I genuinely don't know how they sleep at night knowing they're so terrible at what they do. They should be ashamed.

Absolute shambles. Terribly organised, ridiculously slow to respond to problems if at all. They don’t appear to have any processes in place for chasing bad debts.
Your asset is not in safe hands with this company.
We like many other blocks in Cornwall have moved to a competent management company.

Worst management company I have ever had to deal with. The communal areas are left to rot. The building insurance they have taken out for the building we own a leasehold flat in is not fit for purpose. They have ruined my home and have no regard for maintenance. We have been paying money to them monthly to pay for a playground that doesn't even exist.
Staff have been rude and arrogant via phone and email.

Belmont are the property management company for the block in which we are tennants. We have been in the block for two years now, in that time we have highlighted multiple issues to Belmont - as yet, not a single one of them have been dealt with.
If you do not call and email, then call and email again - nothing will happen. If you do call and email, you may be lucky enough to be treated to an arrogant and terse response - or then again, you could be ignored.
At present our bikes have been locked in a communal garage bike store for over two months. The keys are not working for anyone in the blocks, so we are not the only ones with this problem. Yet it goes on and on - the problem could have been sorted with an hour or twos labour from a locksmith - yet stil we wait.
This one complaint is a window into multiple that I could expand on.
Avoid where you can, and if you have the (dis)pleasure of communication with the directors, buckle up - because they are rude and not helpful.
If you are considering using them to manage your property, please do further research and avoid this company.

In public facing communications it seem I am worthy of the pleasantry of a 'Dear' - in emails this is dropped, instead first names seem to be sufficient. - an example of the curt responses to expect.
Belmont have pest controllers out about the problems of pidgeons roosting on the blocks, those pest controllers have recommended that action be taken. Those recommendations have been ignored.
I have been in contact in regard to this, as have the agents of the landlords - and the landlord themselves - to say I don't own a property therefore my views don't really count is further example of the arrogance of this company.
Nick told me yesterday that the locks on the bike sheds were being replaced as we spoke. My bikes are still inaccessible and there has been no change of locks.
Please read the other reviews of this company if you believe this to be a problem isolated to myself - or is in any way 'self serving'.

We have just got rid of this dreadful company after 6 years of utter mismanagement. They don't answer letters or emails, they don't deliver on services, and their accountancy practices are highly dubious. Four years ago we had a sinking fund of £2000 (we are just 8 houses) but just before we sacked them, they told us there was no sinking fund left! This made us see red. We started an official complaints procedure and they reluctantly coughed up half the money, realising they were potentially in deep trouble.
This company are not to be trusted on any level. Avoid them if you can, challenge them if you can't. Ask to see bank statements so you can see what they have been doing with your money.
